Local business brokers: when locality is worth paying for

A local broker is worth the commission when your buyer has to stand inside the building before they will make an offer, and worth very little when that buyer will never visit at all, which is the whole of the decision on this page.

What locality actually buys

A list of people in your county who have told this firm they are looking for a business like yours, and the credibility to get them to a viewing. That is a real asset for a restaurant, a workshop, a clinic or a route business. It is worth almost nothing for a business whose buyer is a fund in another state or a founder who will run it from a laptop.

How to test the claim

Ask for closed transactions in your trade and your price band in the last twelve months, in the county. Not listings, not lifetime volume, not the network's national numbers. A local firm that cannot answer that has a website with your town's name on it rather than a buyer list.

What local firms will not tell you

The fee. Neither of the main-street firms read for the record on this site publishes a rate on the pages a seller reads first: First Choice Business Brokers uses the word once, in navigation, and Viking Mergers answers a dozen other seller questions in a FAQ without answering that one. Ask for the commission and the dollar minimum on the first call.

Is a local broker better than a national one?

For a business a buyer must visit, usually yes, provided the local office actually has the buyer list. National branding does not transfer to your county on its own.

Do local brokers charge less?

There is no published evidence either way, because the firms in this route publish nothing. The trade range most often quoted is 5% to 10% of the final sale price.

What if the local firm wants a twelve-month exclusive?

Negotiate it down or ask what happens at month three if nothing has happened. Twelve months is a long time to have your only exit off the market with a firm you have just met.
